A courtyard to the rear of the home area gives compact social outdoor space with BBQ grill and imposing outdoor seating.

Ground Floor:
The property has one step to the entrance, gas central heating with ambient energy efficient controls and comprises:
Ferguson Drawing Room: with carpet flooring, log fire, TV, comfortable seating and games..
Dining Room: with large table seating 10 with ease and additional table arrangements for when there are more guests.
Hallway with ambient motion lighting taking you to ground floor WC and boot & cloak room Access to Bar: this area is unlocked when Bar & Lounge is booked, James is in attendance for service (and on a good day some banter…)
Kitchen/Utility/Pantry with tiled floor, tactile Italian granite worktops, gas range, microwave, large fridge, large freezer, Butler station with wine & refreshment fridge, dishwasher and Boiling water tap on demand.  Access to rear courtyard for socialising, or storage of bikes etc.

Pantry room: with large Freezer and preparation area and crockery storage
Court yard: accessed from back door, or from external passage from Fife street.  Area is stones laid rather than grass. Can be used to store cycles etc and has furniture and BBQ grill.

Bedroom 5: with a Double bed and Single bed, making this ideal for family room or 3 person occupancy, a twin set up or double room.  Ensuite has walk-in shower.
Bedroom 6: with a King size bed and Single bed making this ideal for family room or 3 person occupancy, a twin set up or double room.  Ensuite has bath with shower above.

NB: There are 5 bedrooms, don’t be confused by our names!

All bedrooms have TV’s, a dressing table or desk and can have hospitality trays with cups and kettles in situ or removed.

Tannochbrae’s central town location is only a moment walk from the the local pub & restaurants, a bistro bar French restaurant, Spice of India restaurant  and take away options in town.  There are two grocery shops in town, one next door and one a short walk, as well as a local butchers, pharmacy and coffee shops and café.  Other local facilities include parks, one with football goals, local walking tours, many hiking trails
